Our proposal forms part of the
St Martin's Courtyard development, a major urban regeneration project based in a two-acre site on the Western edge of London’s Covent Garden. The existing island site comprises a typical mixture of redundant and under-used buildings including a former NCP car park. We have received planning permission to transform this space into a new public area around which will be constructed a retail, leisure, office and residential development.
The building occupies the north east corner of the site. It spans from Mercer Street to the east through to the new courtyard and north to Shelton Street. As part of the overall site development a new east to west pedestrian link will be inserted between Mercer Street and the courtyard space and beyond to Soho.
The building is a nineteenth century coachworks of solid Victorian construction with robust detailing and a strong presence. We will adapt and extend it to create a mixed use development with retail at basement, ground and first floor levels and residential space above. We will be extending the upper storeys between two existing towers. Our design will allow for twenty three residential units, ranging from studios, to three bedroom family apartments. We will also be developing a new layered façade to the east with winter gardens to the street that will modulate interior sound, heat and light levels.
